	Reservations are recommended and must be guaranteed with a credit card. We accept MasterCard and Visa.  All room rates are subject to any & all applicable taxes.
	Our Deposit & Cancellation Policy: At the time your reservation is made a deposit equal to one night (per room) will be billed to your credit card, or you may send a check for the same amount.  If sending a deposit, we must receive your check 30 days prior to your arrival.  A deposit guarantees the entire period reserved and will be credited to the last night reserved.  Please check with innkeeper for any exceptions to this policy.
	Cancellations & Refunds: A refund will be given if notice of cancellation is received more than 14 days before your arrival--less a $15.00 service charge.  If you would like to reschedule (subject to availability) we can apply the whole deposit towards another stay. You are responsible for any part of your reservation that is not re-rented if you cancel less than 14 days before your check-in date.  If you cancel less than 14 days in advance of your arrival date and we are able to re-rent your reservation, you will receive a Gift Certificate for the amount of your deposit--less a $15.00 service charge.  We regret that we cannot make exceptions for personal emergencies as a cause for cancellation.  The reservation & cancellation policy may vary due to Special Events and/or Holidays
	Miscellaneous Policies: We are NON-SMOKING inn.  A $150.00 cleaning & airing fee will be charged to any room that is found to have been smoked in.  Guests are responsible for any damage to the inn's property or linens.    Unlike large hotels & chain motels, B&B's never have people lining up at 6 o'clock to take our rooms and we never overbook like the bigger hotels either.  We feel it's a two-part contract.  We absolutely, positively promise we won't give your room away....We expect you to promise to honor your financial commitment.
